2025 PROPERTY VALUATIONS

Good news and/or bad news depending upon which angle you look at it from.

The last Municipal Property Valuation Roll was done in 2019 and formed the basis for our property taxes for financial years 2020 to 2024. A rate expressed as cents per rand of value is then applied to determine the actual tax charged.

Example:

The current rates are 0.638 cents per rand so a property valued at R 1 000 000 pays R 6 380 in tax per year or R 531.66 per month.

The new Valuation Roll to be used for the financial years 2025 – 2029 has been published and is open for comment/objection.  It can be found on the Bitou website (www.bitou.gov.za); click on Documents, then click on Valuations.

The values are supposed to be based on market value and should thus reflect an amount close to what you would be willing to sell it for and its correctness should be evaluated accordingly.

The increase in the value of your property does not mean that you will now have to pay that amount extra in property tax. The municipality will determine the tariff rate to ensure that the increase remains within the statutory limits. The new property tariff will be published with the draft 2025/26 budget soon to be released.   We will inform you of the new tariffs as soon as they are available.

You are entitled to object to the valuation of your property if you think it is incorrect by e-mail to rates@plett.gov.za by 16:00, Friday, 11 April 2025. You must, however, do so by first downloading the requisite form from the municipal website, which is listed below the Valuation Roll.
